Upon completing the list of potential locations, I will meet with you to narrow it down to the one that best fits your needs.

When tenants work with the broker who also represents the building owner, more than likely, they will not get the best deal. The allegiance of that broker is divided, they are acting as a dual agent.

My energy is focused on getting the best possible deal for you. 

Drafting Offers & LOI's

In my years of experience, I have crafted an excellent Letter of Intent (LOI), which I use to negotiate deals. I created the LOI in partnership with an experienced real estate attorney. It covers the business points and deal terms that will be negotiated, including: 

  1. Timing of delivering the premises
  2. Length of lease and option periods
  3. Rent, and how it changes during the term of the lease.
  4. Tenant allowance contributions from the landlord 
  5. Delivery conditions, what Landlord work is to be completed before you take occupancy
  6. Rent commencement date
  7. Other specific requirements you are asking for from the Landlord. 

I will draft the LOI and submit it on your behalf.

Confidentiality & Discretion

For some clients, confidentiality is a top priority.

Searching for a new location can be sensitive, many tenants do not want their relocation or entry into a market to be public knowledge. 

Perhaps they do not want employees to know, or the real estate community at large to know about their move or entry into a market. 

Frequently, if that information becomes public, it can create a frenzy or unwanted attention. 

Keep your information confidential during the property search is important.
